- You could provide up-to-date contact details for whom vendors/ purchaser solicitors should be contacting with regard to SOMC queries
- Bloor Homes could provide a position to Trinity regarding these matters so there is one clear narrative to vendor/ purchaser solicitors going forwards
Trinity Estates are in the process of taking over as the management company, however, are not yet fully in that position. Bloor Homes will not be seeking any outstanding management fees and will waive these costs until Trinity Estates have taken over as the management company. Once Trinity Estates are the management company, they will be in contact with all residents to advise them of the charges moving forward.
- Bloor Homes could provide a statement regarding these matters to SORG which we could send out to any residents as and when they get in touch with issues buying and selling.
Bloor Homes are in the process of arranging Trinity estates to take over as management company of Seabrook Orchards. We are still in this process and thank all residents for their patience while this takes place. Please refer to the above with regard to fees.

I’ve listed below the sort of enquiries that are hitting roadblocks, directed to us recently:
- “Please ask the managing agents to confirm if they will be dealing with making our clients members of the management company on completion and if they will be providing a membership certificate.”
As previously discuss Bloor will manage until construction of the development has been completed.
- “We have obtained the attached title register which we understand is for the management areas as defined in the 2017 transfer. Please advise when this will be transferred into the name of the rent charge owner, Seabrook Orchards Management Company?”
Once Trinity have taken on the areas, which is to be confirmed.
- “Insurance of the management areas should be in place by the rent charge owner as stated in the 2017 TP1. Please confirm this is in place or they will be in breach of their obligations under the transfer.”
Bloor Homes are the current legal owners of the land and have public indemnity insurance, which covers the current use. Once the land is transferred to the management company, they will have their own insurance for this.
- “Please obtain confirmation from the management company direct regarding their requirements and fees for serving notice of transfer as mentioned in the FME1.”
